Trust & Safety

Built for the realities of mid-term healthcare housing.

TrustedPerch combines listing verification, safer messaging, deposit protection options, and human review so travel nurses and hosts can move forward with more confidence.

Verified listings

Properties are reviewed for address and ownership or management signals before they are made searchable.

Trust signals

Hosts and travelers can build stronger profiles with identity, work, stay, and review history signals.

Safer deposits

Eligible stays can use PerchProtect so deposit handling is clearer and less stressful for both sides.

Human escalation

Higher-risk activity and uncertain verification results can be routed for manual review before key actions continue.

Contact checks

Email and phone verification help keep accounts reachable and reduce low-effort spam.

Property checks

Listing review looks for support that the property exists and that the host has a credible connection to it.

Professional context

Travelers can strengthen profiles with healthcare or assignment context when they want to stand out to hosts.

Government ID verification

Persona verifies government-issued ID before TrustedPerch e-signing, PerchProtect, or Stripe Connect rent collection can proceed. There is no additional cost to the person verifying.

Address support

The listing should match a real property address and consistent location details.

Host evidence

Documents or other property evidence can support the host connection to the listing.

Public signals

Where available, public records and other property sources can help support the review.

Manual review

Uncertain results can be reviewed by a person instead of being approved automatically.

Account protections

Contact verification and abuse controls help keep low-quality signups from reaching core workflows.

Messaging safeguards

Suspicious accounts can be slowed or reviewed before they can freely contact hosts or travelers.

Review queues

Unusual listing, account, or message patterns can be escalated for human review.

Protected methods

The details of scoring, signals, and thresholds are kept internal to preserve the effectiveness of the system.

How it works

Trust is a workflow, not a badge.

01

We check the listing before it goes live.

The listing review looks for consistent property details, address signals, and documentation or public-record support where available.

02

We make verification clear around the people involved.

Profiles can include verified contact methods, professional context, stay history, and responsiveness. Persona government ID verification is required before e-signing, PerchProtect, or Stripe Connect rent collection can proceed.

03

We keep risky behavior out of core workflows.

Messaging and stay tools are designed to slow down suspicious activity, reduce spam, and give the team room to review when something looks off.

Account

Start with reachable accounts.

Basic verification helps us confirm a user can receive important notices and keeps obvious spam out of messaging.

Listing

Verify the property before publishing.

Hosts can build their listing, but publication depends on a review of property details and supporting evidence.

Stay

Increase assurance when the risk increases.

Lease, deposit, and protection workflows may require stronger checks than basic account creation.

Step 1

Collect listing details.

The host enters property address, listing details, photos, amenities, and availability signals.

Step 2

Request supporting evidence.

The platform can ask for a recognizable document or other support that connects the host to the property.

Step 3

Review before publishing.

If the information is consistent, the listing can move toward publication. If not, it stays unpublished until clarified.

Detect

Look for signals that do not fit normal use.

The platform can evaluate account, listing, and activity patterns for signs of spam or scams.

Slow down

Limit access to sensitive actions when needed.

When activity looks risky, important actions can be paused until the account or listing is reviewed.

Review

Escalate uncertain cases to humans.

Fraud prevention should protect good users without relying only on automated decisions.

Questions

What users should know.

Does TrustedPerch verify every listing?

Our goal is to only publish listings that pass the listing verification workflow. If a listing cannot be supported, it should remain unpublished until the host provides enough information for review.

Does listing verification mean the host is fully identity verified?

Not always. Listing verification focuses on the property and the host connection to that property. Identity verification is a separate trust layer used when a workflow requires more assurance.

Is TrustedPerch a property manager?

No. TrustedPerch provides search, verification, communication, and stay-support tools. Lease terms and final rental decisions remain between the host and traveler.

Why not require every check during signup?

Because that creates friction before the user has done anything high-risk. TrustedPerch adds stronger checks when the user reaches an action that needs stronger assurance.

Can a host draft a listing before verification is complete?

Yes. A host can prepare listing details, but the listing should not be searchable until the property verification workflow is complete.

Can travelers add verification signals?

Yes. Travelers can use profile signals to help hosts understand who is requesting the stay, especially for healthcare assignment housing.

What documents can support a listing?

A recent utility bill, mortgage statement, tax record, insurance document, property management agreement, or similar property-related document may help support review.

Do travelers see uploaded documents?

No. Documents are used for review. Public pages should show simple trust outcomes, not private document details.

What happens if a listing cannot be verified?

The listing should remain saved but unpublished while the host provides additional support or the case is manually reviewed.

Do you publish your fraud rules?

No. We describe the types of protections users benefit from, but we keep exact internal rules private so they remain effective.

Can a legitimate user be reviewed?

Yes. Review does not always mean wrongdoing. It can simply mean the platform needs more confidence before sensitive actions continue.

What should users do if something feels suspicious?

They should avoid sending off-platform payments, keep communication documented, and contact TrustedPerch support with the listing or account details.
