Is TrustedPerch free for travelers?
Browsing and searching are free. Optional verification, screening, payment, or stay-related services may have a separate fee, which will always be shown before you choose to use them.
How do I request a stay?
Open a listing, choose your dates, and send the host a request with the number of occupants, pets, and any important questions. You will need an account with verified contact information to message a host.
How do I list a property?
Create a host account, add the property and rental details, upload current photos, choose a plan, and complete the listing-verification steps. Listings remain unpublished until review is complete.
Does TrustedPerch charge hosts a booking commission?
No. TrustedPerch uses flat host plans instead of taking a percentage of rent. Separate payment-processing or optional third-party service fees may still apply when a host chooses to use those services.
Are listings verified?
Listings must complete property verification before appearing in public search. Verification reviews the address and the host’s connection to the property, but it is not a guarantee of every statement or future condition.
Can I use TrustedPerch for a renter I found somewhere else?
Yes. Hosts can use TrustedPerch to manage qualified leads received through TrustedPerch or another source, subject to the tools included in their plan.
Who handles the lease and final approval?
The host decides whether to accept a traveler, and the host and traveler agree to the lease terms. TrustedPerch provides tools that can support the process but is not the landlord or property manager.
What happens after the six-month free host period?
Billing does not begin automatically. The host can select a paid plan or allow the public listing to pause while the property information, photos, and account data remain saved.
How are multiple units at one property handled?
A main house, ADU, duplex units, guest house, upstairs or downstairs unit, or separately rented rooms can usually be managed under one verified property. Each unit can still have its own listing, calendar, price, photos, and availability. See the host pricing page for current unit limits and fees.
Does TrustedPerch collect rent?
Eligible paid hosts can connect Stripe to accept supported payments through their own connected account. Hosts and travelers remain responsible for their lease and payment obligations.
Are hosts and travelers identity verified?
Email and phone verification are required for account communication. Additional identity or professional verification may be requested for higher-trust actions such as leases, screening, or payments.
Does TrustedPerch perform background checks?
Background screening can be requested through supported workflows when available. Screening is not automatically performed on every traveler, and hosts remain responsible for making lawful rental decisions.
What should I do if a listing or message seems suspicious?
Do not send money, checks, or sensitive information outside the normal process. Keep communication documented and report the listing or account to TrustedPerch so it can be reviewed.
Is TrustedPerch a property manager or a party to the lease?
No. TrustedPerch provides marketplace and workflow tools. The host and traveler remain responsible for the rental agreement, property condition, payments, and compliance with applicable laws.
