Privacy Policy

1. Scope
This Privacy Policy explains how TrustedPerch, LLC collects, uses, discloses, and retains personal information when you use our websites, applications, host tools, renter tools, marketplace, messaging, verification, document, calendar, payment-connectivity, and related services.
This Policy does not govern independent third parties that operate under their own privacy policies, including payment processors, identity providers, background-check providers, electronic-signature providers, insurers, deposit-protection services, mapping providers, or external websites.
2. Information we collect
Account and contact information may include your name, email address, telephone number, account role, login and authentication records, communication preferences, and acceptance of legal terms.
Host and property information may include addresses, property and unit details, listing descriptions, prices, amenities, availability, calendars, photos, captions, ownership or authorization documents, public-record comparison results, and listing-verification status.
Renter and stay information may include profile details, housing preferences, intended dates and locations, saved listings, inquiries, applications, stay details, reviews, and information you choose to provide to hosts.
Verification and safety information may include identity-verification status, credential-verification status, background-check availability or results supplied by authorized providers, fraud and risk indicators, account or property documents, and records of manual review. We generally seek to store status and audit evidence rather than unnecessary copies of sensitive third-party reports when practical.
Payment and subscription information may include plan selection, billing status, payment-provider customer or connected-account identifiers, transaction references, fees, subscription status, and limited payment metadata. TrustedPerch does not directly store full payment-card or bank-account credentials handled by payment providers.
Communications and content may include messages, support requests, document workflows, reviews, feedback, files, photos, and other content submitted through the service.
Technical and usage information may include IP address, device and browser information, approximate location derived from IP, identifiers, page views, clicks, referral source, session and performance data, error logs, security events, product analytics, and records of analytics consent choices or recognized browser opt-out signals. Where enabled, privacy-conscious session replay may capture interface interactions while configured to mask sensitive fields.
3. How we use information
We use information to create and secure accounts; operate listings, search, messaging, calendars, documents, and dashboards; connect hosts and renters; provide customer support; process memberships and fees through providers; verify users and properties; prevent fraud and abuse; enforce our Terms; comply with law; maintain audit records; understand onboarding drop-off and product usage; improve performance and features; communicate service and account updates; and protect users, TrustedPerch, and the public.
We may use aggregated or deidentified information for analytics, research, planning, and service improvement, provided it is not reasonably capable of identifying you.
4. How we disclose information
We may disclose information to other users as needed for listings, inquiries, matching, communications, agreements, payments, stays, reviews, and trust signals. Public listing pages may display property information, photos, availability, approximate or disclosed location, host display information, and verification indicators.
We disclose information to service providers that help us host data, store images, send email or text messages, provide analytics, process payments, verify identity or property information, run background checks, provide maps, support electronic signatures, protect against fraud, operate customer support, and maintain the service.
We may disclose information when required by law or legal process; to protect rights, safety, property, users, or the public; to investigate fraud or security incidents; in connection with a financing, merger, acquisition, reorganization, or sale of assets; or with your direction or consent.
TrustedPerch does not sell personal information for money. We do not knowingly share personal information for cross-context behavioral advertising. If our practices change, we will update this Policy and provide legally required choices.
5. Payments, funds, and third-party products
TrustedPerch does not hold rent, deposits, escrow funds, or other transaction funds. Independent payment providers process payment credentials and money movement under their own privacy policies. Optional insurance, deposit-protection, identity, background-check, or legal-document products are provided by third parties unless expressly stated otherwise.
6. Cookies, analytics, and similar technologies
We and our providers may use cookies, local storage, pixels, SDKs, and similar technologies to keep you signed in, remember preferences, prevent fraud, measure traffic, diagnose errors, understand feature use, and improve the service. Where we offer optional analytics, you can choose whether to allow it. We also honor supported browser privacy signals by keeping optional analytics off. To document these choices, we may retain an audit record containing the choice or signal, timestamp, privacy-policy version, a browser identifier, account identifier when signed in, IP address, and user-agent information. Browser settings may allow you to block or delete some technologies, but doing so may affect functionality.
7. Retention
We retain personal information for as long as reasonably necessary to provide the service, maintain account and transaction records, complete verification and dispute workflows, meet legal and tax obligations, enforce agreements, prevent fraud, resolve disputes, and protect the service. Retention periods vary by data type and context.
We may retain limited records after account deletion where necessary for security, fraud prevention, legal compliance, audit trails, dispute resolution, or enforcement. We may retain aggregated or deidentified information indefinitely.
8. Security
We use administrative, technical, and organizational safeguards designed to protect personal information, including access controls, authentication, encryption in transit, provider security controls, logging, and data-minimization practices. No system is completely secure, and we cannot guarantee absolute security.
9. Your choices and privacy requests
You may update certain account, profile, listing, and communication information through the service. You may unsubscribe from promotional emails using the message instructions, although we may still send transactional, security, legal, or service communications.
Depending on where you live and applicable law, you may have rights to request access, correction, deletion, portability, or information about our use and disclosure of personal information; to opt out of certain sales or sharing; to limit certain uses of sensitive information; and to receive equal service when exercising privacy rights. We may need to verify your identity and may deny or limit a request where permitted by law.
Submit privacy requests to hello@trustedperch.com with “Privacy Request” in the subject line. Authorized agents may submit requests where permitted by law, subject to verification of authority and identity.
10. Public information and user-directed sharing
Information you intentionally publish in a listing, profile, review, or public resource may be visible to others and may be copied outside TrustedPerch. Information you send to another user may be retained by that recipient. Use care when sharing sensitive information through messages or documents.
11. Children
TrustedPerch is intended for adults and is not directed to children under 18. We do not knowingly create accounts for children. Contact us if you believe a child has provided personal information through the service.
12. United States operations and international users
TrustedPerch is operated from the United States. If you access the service from another country, your information may be processed and stored in the United States and other locations where our providers operate, subject to applicable safeguards and law.
13. Changes to this Policy
We may update this Policy as the beta, technology, providers, or legal requirements evolve. We will post the updated version and effective date and provide additional notice or request renewed acknowledgment when required.
